The applicant is seeking a variance to to permit a second-story addition to a pre-existing, legal, non-conforming structure which creates an increase in the height of a dimensional, non-conforming structure and a non-conforming lot with a lot size of 4830 sq ft where 10,000 sq ft is required and for the alteration of an attached garage where the garage side yard setback exists at -.05’ and the relocation of the a portion of the garage results in a side yard setback of .5’ where 15’ is required in the Two Family Zoning District and where the combined side yard setback results in 13.33’ where 35’ is required in the Two Family Zoning District. The existing shed side yard setback results in .78’ where 5’ is required and where the rear yard setback results in 4.66’ where 13.33’ is required in the Two Family Zoning District. The total building coverage will result in 23.44% where 23.62% currently exists and where 20% is the maximum permitted building coverage in the Two Family Zoning District.

The applicant is requesting an amendment to an existing Special Use Permit in accordance with Article VIII Section 125-70 of the Town of Bedford Zoning Ordinance for the operation of a private golf and tennis club for the expansion of an existing parking lot adding 33 spaces, the construction of three clay tennis courts, removal of two existing tennis courts, construction of a new basketball
court and play area in the Residential Two-Acre Zoning District.

The applicant is seeking a variance to permit alterations and where a variance was issued on June 4, 2020, Resolution 06-20 Three, to convert the existing retail space on the first floor to a conventional restaurant requiring 1 parking space for each 100 square feet of gross floor area or 15 parking spaces and where the existing second floor business/professional office use requires 1 parking space for each 250 square feet of gross floor area or 6 parking spaces totaling 21 required onsite parking spaces where nine on-site parking spaces will be provided; resulting in a deficiency of twelve spaces in the Central Business Zoning District.
